This bright and airy, super tiny one room studio tiny home with a kitchenette (mini fridge & microwave) is located right off of highway 83, about 3.4 miles from Garner and 3.3 miles from the Frio river. A no frills spot perfect for two people to relax after exploring the area. This is our only tinyhome that does not have a full kitchen, it does have an outdoor bbq pit. $60 pet fee per dog with breed restrictions. No dogs over 50lbs

Happy Our River House

We are located about a mile south out of Utopia off of FM 187. Close to town yet a secluded feeling surrounds the property. Bird watching and wildlife viewing right off the back deck. We are located within a 20 minute drive to Lost Maples State Park or Garner State Park. We have a walking trail down to the riverside that you can use as a picnic sight. Right now the Sabinal river site we have is not swimmable due to the drought.

Orchard Inn….private "beach" on the Sabinal River

Just 3.5 miles south of Lost Maples State Natural Area, big tooth maples and live oaks surround the Orchard Inn, providing shade and privacy, even though our home is nearby. Across the road, our “beach” offers privacy and a natural view of the Sabinal River. Progressive owners, our mantra is "make yourselves at home!" Lil’ Cowboy Cabin on the Corner

This quaint little cowboy cabin is perfect for two people. It was originally our son's place but he is married with two children, so bigger they must build. We are happy to offer this little piece of our heaven for you to enjoy, but please leave your pets at home. No pets allowed. Thank you for respecting our short and simple house rules.
